These Terms govern your use of www.blackbrilliance.com (the "Site") and any related webinars, content, or communications from Black Brilliance Homeownership Team, LLC ("Black Brilliance," "we," "us," or "our"). By using the Site, registering for a webinar, or submitting a form, you agree to these Terms and our Privacy Policy.
About Us
Black Brilliance Homeownership Team, LLC is a Pennsylvania limited liability company located at 18 Campus Blvd, Ste 100, Newtown Square, PA 19073. We operate an education and lead-generation platform under the brand "Black Brilliance Homeownership Team."
Black Brilliance is not a mortgage lender, mortgage broker, or real estate brokerage.
The Site does not originate mortgages, issue pre-approvals, run credit, or handle loan applications. Any mortgage or real estate transaction is handled by separately licensed professionals under separate written agreements.
Webinar & Opt-In Form Communications Consent
Marketing emails, calls, and text messages from Black Brilliance are sent only to people who have affirmatively opted in by submitting our opt-in / sign-up form or registering for a Black Brilliance webinar.
By providing your phone number on our opt-in form or webinar registration, you expressly consent to receive marketing and informational calls and text messages from Black Brilliance Homeownership Team, LLC at the number you provided, including messages sent using an automatic telephone dialing system, prerecorded voice, or artificial voice (including AI-generated voice).
- Consent is not a condition of purchasing any goods or services.
- Message and data rates may apply; message frequency varies.
- Reply STOP to opt out of texts at any time, or HELP for help. You may also revoke consent by emailing info@blackbrilliance.com.

Mortgage rates, terms, pre-approvals, and program eligibility (including grant programs like Philly First Home, FHA, and PHFA assistance) are determined by licensed lenders and program administrators, not by Black Brilliance. Cost figures referenced in our marketing materials (such as examples of Philadelphia families purchasing homes for as little as approximately $3,500 out of pocket) reflect outcomes that some attendees have achieved by combining specific programs including FHA loans, Pennsylvania Housing Finance Agency (PHFA) assistance, and seller concessions. Eligibility for these programs varies and not all attendees will qualify. Your actual costs may differ substantially based on your individual financial circumstances, credit, location, and program availability at the time of your purchase.
Referral Relationships
Black Brilliance may refer you to licensed loan originators, real estate professionals, or other licensed parties whose services may be relevant to your homeownership journey. We may receive compensation (such as a flat referral fee) when these referrals occur. This compensation does not change the rates, fees, or terms offered to you by those professionals. You are never required to use any professional we refer; you may select your own loan officer, lender, real estate agent, or other professional at any time. Mortgage and real estate services are provided under separate agreements directly between you and those licensed professionals.
Intellectual Property
The Site and its content — including the "Black Brilliance Homeownership Team" name and logo — are owned by Black Brilliance or its licensors. You may view content for personal, non-commercial use; any other use requires our written permission.
Governing Law & Dispute Resolution
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law principles. Any dispute arising from these Terms or your use of the Site will be resolved exclusively through binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, with arbitration to take place in Philadelphia, Pennsylvania.
YOU AND BLACK BRILLIANCE EACH WAIVE THE RIGHT TO PARTICIPATE IN A CLASS ACTION OR CLASS ARBITRATION. Any claim must be brought in your individual capacity, and not as a plaintiff or class member in any purported class or representative proceeding.
Either party may bring claims qualifying for small-claims court in that forum instead of arbitration. This arbitration provision does not preclude either party from seeking injunctive relief in court for intellectual property infringement.
Disclaimers & Limitation of Liability
THE SITE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. TO THE MAXIMUM EXTENT PERMITTED BY LAW, BLACK BRILLIANCE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES, AND OUR TOTAL LIABILITY FOR ANY CLAIM RELATED TO THE SITE WILL NOT EXCEED $100.
Changes to These Terms
We may update these Terms from time to time. Material changes will be posted on the Site with an updated "Last Updated" date. Your continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
